What is a system-built home?
Our system-built homes are constructed using conventional stick-frame construction techniques. The homes are virtually indistinguishable from site-built homes and built to the same state and local residential building codes that are required for site-built homes. However, our homes are engineered and constructed in a quality-controlled environment where our materials are not adversely affected by weather, pilferage, and costly over or under materials purchases. Our construction specifications exceed those of many on-site builders. Our homes have 2" X 4" or 2" X 6" walls, 2" X 10" and 2" X 8" floor-joists; 2" X 4" and 2" X 6" rafters with 8" or 10" bottom cords, all constructed on 16" centers - walls, floors and rafters! Additionally, our strict quality control systems and procedures ensure consistent construction. Our experienced craftsmen will build a home you will be proud of whether you choose a small ranch or a large two-story design.

What is the difference between a system-built home and/or a mobile home or manufactured home?
A system-built home and a mobile home are not comparable. Our system-built homes are constructed to the exact same strict state and local building codes as site-built homes, and they are subject to the same zoning regulations as site-built homes. The manufacturing and construction standards of mobile homes are governed by what is referred to as HUD Codes. Manufactured homes are also subject to local zoning restrictions.

What makes a system-built home a good buy?
A system-built home is a good value for the money. Like most site-built homes, system-built homes are more likely to appreciate in value with time. In most cases, when comparing labor, material and time to traditional on-site construction, you will save by building a system-built home.
Our System-built homes are engineered using computer assisted design (CAD) technology. We build all floors, rafters and walls with solid materials at 16" on-center standards. The construction takes place away from the weather elements in our controlled environment.

What is the role of a builder/developer like Factory Housing?
The Builder acts as a representative of the modular manufacturer and the consumer. The builder is not only responsible for the modular unit; they must also oversee the entire construction process to ensure quality control. This ranges from applying for permits, coordinating and scheduling phases of construction, or responding to service issues. Before building your new home, make sure you are purchasing from an experienced and reputable builder or contractor. In many ways, the builder you choose is as important as the manufacturer of the home.

What Do Modular Homes Look Like?
Modular homes look like any other home. Today's building technology has allowed modular manufacturers to build most any style of home for a simple ranch to a highly customized contemporary. And, it doesn't stop with houses. Modular producers are busy building banks, schools, office buildings, motels and hotels. Chances are you've been in many modular structures and probably never realized it.

Do Banks Finance Modular Homes?
There is no distinction between modular and site built homes as far as appraisal or financing. Banks and lending institutions treat both types of construction the same. Likewise, there is no difference in insuring the modular property.

I already have a home plan. Can it be built using modular construction?
Yes, in many instances, Factory Housing will take a site-built home plan and build it using modular technology. Even the standard home designs can be manipulated to your specifications.

Is there a warranty on my new home?
There is a one year warranty on the entire home built by Factory Housing, Inc. Many of the building materials within the home are also covered by their own manufactures warranty that extend over the life of the home.

I live out of town. Can the home be built without us being present?
Factory Housing, Inc specializes in a turn-key scenario. It is not uncommon to meet a homebuyer for the first time, after the home is completed. Once your home is designed, you can be assured that the home will be built to the exceptional standards and to the exact specifications that you ordered. The typical modular unit arrives on-site 85-90% finished. Factory Housing, Inc works with your land, specifications, timeline, and most importantly your budget.
